Historic movements in external walls, roof structures at or beyond the end of their practical life, and drainage arrangements that have evolved piecemeal over many decades, all need to be flagged. In conservation areas and with listed buildings, there are also permitted development restrictions that can affect how you repair and maintain the property, and I will highlight those clearly in my report. Victorian and Edwardian terraces, commonly seen in Banbury and Brackley, often contain cavity wall construction, older heating systems, and extensions that have been added at various points. New-build properties on estates in Bicester and around Banbury are popular and well-located, but even recently built properties are not without their issues. I check for snagging, assess drainage and services, and provide an independent view that gives you confidence before you commit.
On every Level 2 and Level 3 survey, I use a drone as standard, weather permitting. It allows me to inspect roofing, chimney stacks, and high-level areas in a way that simply is not possible from the ground. I also use thermal imaging and probe cameras where relevant, because the detail matters.
